Our screening process includes verification of employment, income, prior rental history and a criminal background check.
It is always our goal to place good tenants in our properties, in keeping with the Fair Housing Act and satisfying the goals of our property owners. If a tenant is in default, due to lack of rent, All Florida properties Inc, will handle the eviction procedure on the owners behalf.

Upon tenant placement in your property, we receive a one time placement fee of a half month's rent for each new tenant. A 10%(10%) monthly management fee is deducted from your rent. If the tenant renews the lease, the monthly fee continues. The half month fee applies to each NEW tenant placed in your property.

We have many resources for advertising, including newspapers, the Internet and the Multiple Listing Service. We work diligently to advertise and show your property to prospective tenants, to keep the vacancy periods to a minimum.

We are attentive to maintenance issues, particularly in preventative issues, to avoid costly repairs by conducting inspections, to assure tenant compliance.
Owners are consulted on repairs in excess of $200.00 unless it is an emergency. Proposals are sent to owners for approval with maintenance commencing once the funds are received.

Additionally, we have an in-house public adjustor, to handle any insurance claims that may arise. We pride ourselves in our accurate record keeping and provide monthly statements to owners and annual statements for tax purposes.

And it also includes a half dozen beach communities on one long, fabulous barrier island stretching from Sebastian Inlet to Cape Canaveral. Melbourne Fl real estate and Brevard County real estate is currently some of the lowest of the area.

About the area
Historically, the place that gives this entire area its “name” is Melbourne, the oldest and best-known community on what Floridians call the “Space Coast”. Melbourne is right in the center of a long north-south corridor – coastal Brevard County – that is sandwiched between the St. Johns River Basin to the West and the Atlantic Ocean. Melbourne is a technical center and thus a strong a job producer plus has a great cost of living standard. The result is that Melbourne real estate and Brevard county real estate are very desirable, with homes starting in the mid $150,000 range.
When you approach the Ocean over the high bridge across the Indian River (the Intra-Coastal Waterway or ICW), your view is sweeping. It is not blocked by condos and hotels, thanks to strict zoning laws enacted well before the current rapid growth and development. For one thing, there are 3- and 4-story height limits, unlike what you find throughout much of South Florida.

For another, there is lots of easy to find, easy to use “forever” beach access. Before development there was conservation, and Melbourne and its beachside communities have some of the nicest public beaches in all of Florida.

Melbourne also has a great Old-Town, downtown area with specialty shops, antique stores, theaters, restaurants and more. There are dining places overlooking both the Indian River Lagoon (the Intra Coastal) and the Ocean. Another Old Town section, Eau Gallie, features art galleries and the county art museum.

The location makes anywhere in the state very accessible. Orlando is just an hour away and even remote Key West is just a 5 or 6 hour drive. As to Outdoor and recreational opportunities, in my opinion it’s one of the best places in Florida. The beaches are not jammed, there is plenty of access and it’s not wall to wall development.
